The Municipal Planning Commission (MPC) of the MD of Taber met on March 2nd for its latest meeting.
The meeting began with the adoption of minutes from the February 17 session, which included several notable approvals.
Development Applications Approved
Fiberglass Tank Manufacturing Business: Jessy Dyck of Jbros Fiberglass received approval to repurpose an agricultural building for fiberglass tank manufacturing (Industrial Class B) on Lot 1 Block 2 Plan 2511408 in SW 4-11-16-W4. Conditions included obtaining necessary permits, adhering to setback requirements, and maintaining a tidy property. Business hours were set from 8:00 am to 4:30 pm, Monday to Friday. A single fascia sign and a holding tank for septage were also approved.
Ground-Mount Solar Array Installation: Lewis Marshall of Western Solar, on behalf of Dyan Kleinjan, was granted approval to install a 150kW AC, 193.4kW DC ground-mount solar array in SE 6-10-14-W4. Conditions emphasized proper setbacks, glare mitigation, and adherence to recycling and disposal standards for decommissioned components.
Hay Storage Building Construction: Curtis Clements received the green light to construct a 43,200 square foot hay storage building in SW 26-10-16-W4. The project must comply with setback requirements, include a driveway approach agreement, and address potential historic resource concerns as the site is listed in Alberta’s Historic Resources Inventory.
Subdivision Applications
Approved
Frans Browers Subdivision: A 3.38
acre lot was approved for isolated country residential use in SE 4-10-17-W4. The approval included conditions for property tax payment, compliance with setback requirements, and submission of a surveyor’s sketch.
Woordman Farms Ltd. Subdivision: A 2.95-acre lot was approved for isolated country residential use in SE 10-9-16-W4. Conditions mirrored those of the Browers subdivision, ensuring compliance with municipal regulations.
Intermunicipal Issues
The previous meeting’s minutes also discussed the MPC’s review and feedback on several intermunicipal development plans and amendments.
Vulcan County: The MD of Taber advised against using an undeveloped road allowance (Range Road 20-1) for access to a proposed lot, citing maintenance and liability concerns. Future development proposals may require an intermunicipal meeting.
Lethbridge County: The MD of Taber expressed no objections to proposed amendments to Lethbridge County’s Municipal Development Plan (Bylaw No. 26-005) and Land Use Bylaw (Bylaw No. 26-006).
The meeting on the 2nd included plenty of new business, including delegations. David Johnson presented Development Application 4-26, and Jacob and Tina Unrau of Mix Max Liquidation presented Development Application 12-26.
Also reviewed was an Intermunicipal Development Plan (IDP) referral from the Town of Taber regarding Subdivision Application TT 26-0-002. The application involves reconfiguring and subdividing four parcels of land within NE 8-10-16-W4M to create five lots, ranging from 1.109 to 1.274 hectares, for future industrial development. The land, currently designated as Medium Industrial District (M-2) under the Town’s Land Use Bylaw 13-2020, will retain its M-2 designation post-subdivision. The proposed subdivision aligns with the standards of the M-2 District, and a minor correction was made to Lot 7 Block 5 to ensure alignment with adjacent parcels. As per section 5.2.9 (f) of the IDP, the Town and MD of Taber circulate such applications for comment. From an intermunicipal perspective, the MD of Taber has no concerns regarding this referral.
